Banks advertise the TIN and compare on the TAE. Enter a price, a deposit, a nominal rate and the fees around the loan — you get the monthly payment the TIN produces, the effective rate you are really paying, and where every euro of interest goes across the term.

The TIN is the rate that generates your instalment — nothing else. The TAE is an internal rate of return over every cash flow of the loan: the money you actually receive after fees, then every payment you make, insurance included. That is why two mortgages with the same TIN can carry very different TAEs, and why the TAE is the number to compare offers on.
This tool is for illustration only. It models a fixed-rate loan on the French amortization system and assumes the rate stays constant, so a variable-rate mortgage tied to Euribor will drift from these numbers. Purchase taxes, notary and registry costs are not included, and a lender's official TAE may differ slightly depending on which costs it bundles. It is not financial advice.
